How to size a ceiling fan for every HDB flat type

2-room flexi to 5-room: the blade span, ceiling height and drop rod that actually work in Singapore HDB flats.

Walk into 31 Kelantan Lane on a Saturday and the most common question we get isn't about brand or price. It's "which size fits my place ah?" Usually followed by a phone photo of a living room and a guess somewhere between 48 and 60 inches. The answer comes down to three things you can measure in five minutes: how wide the room is, how high the ceiling sits, and where the existing fan point is.

This guide walks through the blade span that works for each HDB flat type, from 2-room flexi up to 5-room, plus the drop rod situation most people get wrong.

The three numbers that decide everything

Before you look at any model, measure these three things:

Shortest wall

In inches (fans are sold in inches). Multiply metres by 39.37 for the exact figure.

Ceiling height

Floor to ceiling, in cm. HDB ceilings run 2.4m (older flats) to 2.8m (newer BTOs).

Existing hook

Where the factory fan point sits — one per bedroom, one in the living room. Moving it means re-wiring.

The rule we use at the counter

Your fan's blade span should be no wider than the shortest wall of the room, minus 60cm of clearance on each side. So a 3.6m bedroom takes a 56" fan (142cm); a 3.0m room maxes out at 48".

These are starting points, not hard rules. A long-shaped 4-room living-dining (say 3m × 7m) is better off with two 48" fans than one 60". A square-ish bedroom under 3m wide should stay at 46" or you'll feel the blades too close to the bed.

Ceiling height: the 2.9m line

Every ceiling fan we sell ships with a single 5" drop rod, which puts the bottom of the fan about 30cm (1 foot) below the ceiling. The drop is the same whether you're hanging a 46" or a 60" fan, the bigger ones are wider, not lower. So your floor-to-ceiling height alone decides whether the install fits our basic package.

The practical line

At or below 2.9m runs as a standard install — no extra charges. Above 2.9m needs a longer rod or scaffolding, quoted as an add-on.

Below 2.4m

Older HDB blocks

Standard rod brings the fan too low for safe blade clearance. Pick a hugger series fan — mounts flush, no drop rod.

2.4m – 2.9m

Most BTOs & resale

Standard install: existing point, concrete ceiling, factory hook — swap and go. Covered by the basic package.

Above 2.9m

Lofts, landed homes

Standard rod sits too close to the ceiling, pushing air sideways. Add a longer drop-rod extension (about a day's lead time).

Why this matters: a fan flush against a high ceiling pulls air across the ceiling surface, not down through the room. The whole point of a ceiling fan is the downdraft.

What our basic install covers, and what bumps it into extras

Three things make a ceiling fan install a "basic" job at our Kelantan Lane counter:

  • Floor-to-ceiling height at or below 2.9m.
  • An existing electrical point, the previous light or fan we can replace.
  • A concrete ceiling, not a false ceiling, and no decorative features blocking the point.

If you've got an old light or fan at the point, our installer takes it down and disposes of it as part of the same visit.

A few things bump the job out of "basic" and into extras. Each is fine, we just need to know upfront so we can quote it before install day:

  • False ceiling instead of concrete. We need to reinforce above the false ceiling so the fan doesn't pull through.
  • Cornice, the decorative ceiling moulding ring around the fan point. The bracket needs adjusting to clear it.
  • Wall regulator, the speed-dial type left over from an AC fan. Doesn't work with a DC controller. We disconnect it and you control fan speed from the supplied remote.
  • New electrical point (moving the fan to a spot with no existing wiring). Needs a Licensed Electrical Worker, separate job from the fan install.

We don't stock AC ceiling fans. Full reasoning in the DC vs AC guide, but the short version: DC uses about half the electricity, runs much quieter, and qualifies for the Climate Voucher (AC doesn't).

Blade count: doesn't matter much

Three vs four vs five blades is mostly aesthetic. More blades is slightly quieter, slightly less airflow per watt. Fewer blades, more airflow per watt and a bit noisier. The motor and span do 95% of the work. Blade count is the last 5%. Pick what looks right in the room.
