Ceiling fans for your BTO: what to buy and when to order

How many fans a BTO flat needs, what to budget, when to order around your renovation timeline, and how to use the $400 Climate Voucher on a new flat.

Getting the keys to a BTO is the moment ceiling fans go from "someday" to "this month". Here is how many you need, what to budget, and — the part most people get wrong — when to actually order them.

How many fans, and what size

Work room by room rather than by flat type. As a rule of thumb for Singapore flats:

  • Living / dining — one fan, 52 to 60 inch span. This is the one people notice, so it is worth spending here.
  • Master bedroom — 46 to 48 inch.
  • Common bedrooms — 40 to 46 inch, or a compact model for a study.
  • Low ceilings (under about 2.6m) — a hugger model, which mounts close to the ceiling instead of on a drop rod.

When to order — the timing most people get wrong

The instinct is to buy fans early, with everything else. That usually backfires: you end up storing boxes through a dusty renovation, and finishes sometimes change once the flooring and paint are decided.

The sequence that works:

  1. Decide models early, take delivery late. Your electrician needs to know where the fan points go and whether the ceiling needs reinforcement — that has to be planned before ceiling works close up.
  2. Confirm ceiling and electrical works with your contractor.
  3. Order two to four weeks before your install date. Long enough to guarantee stock, short enough that you are not storing fans.
  4. Book the installer slot at the same time as the order. Slots tighten near year-end and around voucher deadlines.

Budget, and the S$400 that changes it

A new flat needing three or four fans is a real line item — which is exactly why the NEA Climate Voucher matters most to BTO owners. It is S$400 per household, claimed on Singpass through RedeemSG, and it applies to DC ceiling fans.

Two things to know. First, several DC models sit at or under S$400, so the voucher can cover a fan outright — you would pay nothing for it at the counter. Second, the voucher cannot be used online; it is scanned in person with your NRIC. And CDC vouchers stack on top, and unlike the Climate Voucher they work on anything in the shop, including your lighting and switches.

The scheme runs to 31 December 2027, so most BTO owners collecting keys now are comfortably inside the window — but installer slots, not vouchers, are usually the thing that runs short.

How many ceiling fans does a BTO flat need?+

A 4-room BTO typically takes three to four: one in the living-dining area and one per bedroom. A 5-room usually takes four to five. Living areas generally want a 52 to 60 inch span, bedrooms 46 to 48 inch.

When should I order fans for my BTO?+

Order once your renovation contractor has confirmed the ceiling work and electrical points, usually two to four weeks before your target installation date. Ordering too early risks storage and colour changes, too late risks stock and installer slots, which get tight near voucher deadlines.

Can I use the Climate Voucher on a BTO flat?+

Yes. The S$400 NEA Climate Voucher is tied to your household, and new flat owners can claim it through RedeemSG on Singpass. It applies to DC ceiling fans, redeemed in person at our counter. Vouchers expire 31 December 2027.

Should I buy fans before or after my renovation starts?+
